Two Worked Examples

1940s bungalow, about 1,000 sq ft. Damp but no standing water, humidity in the 70s in summer. A 12 to 20 mil liner, sealed vents and rim, and a dehumidifier comes to roughly $4,500 to $7,500. Light mold on a few joists adds $800 to $1,500.

Ranch home, about 1,800 sq ft, water after storms. An interior drain with a sump pump runs about $3,000 to $5,500 and encapsulation about $6,500 to $11,000, for a total near $9,500 to $16,500. Fixing gutters and grading first can sometimes shrink the drainage portion.

What Pushes the Price Up

Low clearance under 18 inches slows the crew. Tall foundation walls add liner area. Many piers mean more cutting and sealing. Ducts, plumbing and gas lines low in the crawl space add time. Standing water, mold or rotted framing must be handled before the liner goes in, and those are priced separately. In Oklahoma City, settled piers are also common, so it often makes sense to level the floor before the liner is installed.

Ways to Keep the Cost Reasonable

Fix the outside first: clean gutters, extend downspouts 6 to 10 feet and slope the soil away from the house. Ask about liner options, since a 12 mil liner may be fine if the crawl space is rarely entered. Do not count on the federal 25C tax credit, which ended for insulation and air sealing placed in service after December 31, 2025. Ask OG&E or your utility about any current rebates.
