Water in Your Crawl Space After an OKC Storm: Causes and Fixes
First, Stay Safe
Do not crawl into standing water, especially if a furnace, water heater or wiring is in the crawl space. Turn off power to affected equipment at the panel if you can do it safely, and wait for the water to drain or be pumped out.
The First 48 Hours
- Take photos for your records and insurance
- Check gutters and downspouts for overflow
- Look for a burst pipe or leak inside
- Have standing water pumped out
- Pull out soaked insulation and debris
- Start drying with fans and a dehumidifier
Mold can start on wet materials within 24 to 48 hours, so drying quickly matters.
Why It Happens in Oklahoma City
Spring storms in central Oklahoma can drop inches of rain in a short time, and the red clay around most foundations cannot absorb it fast enough. Water runs toward the house, soaks the backfill and finds the lowest point, often the crawl space floor. Overflowing gutters, short downspouts and soil that slopes toward the house are the most common causes. Less often, the source is a plumbing leak or groundwater in a low area.
Matching the Fix to the Cause
Roof water: clean gutters and extend downspouts 6 to 10 feet, or add buried lines ($300 to $2,000).
Surface water: regrade so soil slopes away from the house or add a swale ($500 to $2,500).
Water that still gets in: an interior perimeter drain ($30 to $70 per linear ft) and a sump pump ($1,200 to $2,500).
Then dry and seal: a vapor barrier or encapsulation keeps the space dry.
Watch the Foundation Too
Repeated soaking and drying of clay under the house can move piers. If you notice new sloping floors or sticking doors after a wet season, have the supports checked along with the drainage. See pier and beam foundation repair.
Insurance Notes
Policies usually cover sudden water from a burst pipe but often exclude groundwater and surface flooding unless you carry flood coverage. Document everything and call your agent early. For a permanent fix, see crawl space waterproofing.
